I bought in dec 2022. I'm in Canada, my variable rate hit 6.76% at one point. Everyone told me I was insane to get a variable rate. They were literally making fun of me. Bank of Canada started cutting in 2024, my mortgage payments are now HALF of what they were, and my house was just appraised at 70% higher than I paid for it. Those same people who were laughing at me? Most of them had to refinance this year and their interest rate (and mortgage payments) have doubled. I suspect the same will happen in the US. Once rates come down even a little bit, house prices will rocket. Be greedy when others are fearful...

Renewables and solar is confusing. On one hand, the pumps on solar stocks could be tied to tax credits ending Dec 31st and they’re just going gangbusters right now.  But you’d think these credits going away would see some pricing in, negative price action.  AI and data center investment will need energy from renewables/nuclear.  So do these charts indicate the tax credits could be coming back? It’s an industry I’m staying away from cause I got no clue, but it’s interesting. Could be an easy short come late December
